Dear Cape Haze Neighbor,
The last month has certainly been a difficult one for many in our community. We hope that all residents
are all on the path of rebuilding and healing. Hurricanes Helene and Milton packed a dangerous 1-2
punch that this area has never seen before. An informal survey showed that over 70 homes in Cape
Haze sustained some type of surge damage. For these affected neighbors, it will take months to rebuild.
As the trees and shrubs turned from green to brown and are now budding green again, we are reminded
that we must work together as a community to rebound and persevere. I am so encouraged by the
caring shown by neighbors helping neighbors when it’s needed the most.
As we start a new season in Cape Haze, we felt that this would be a good time to review some important
matters for our community.
Deed Restrictions (DR) – The CHPOA Executive Committee, along with the support of the Board of
Directors, voted to suspend DR for those impacted by Hurricane Milton until April 1, 2025. We would
strongly encourage all those that were not impacted by the storm to be considerate of your neighbors
and comply with the DR.
Community Cleanup – Unlike Hurricane Ian, the main issue with Hurricane Milton was the surge and not
the trees. However, there were some branches and leaves in the common areas and throughout the
community. Our CAM team has been at work making progress on the cleanup. Also, most of the
irrigation and lighting controls at the main entrance and fountain sustained water damage and will need
to be replaced. We are working with our vendor to get that assessment. In addition, the CAM team will
make assessments about debris removal in the Capstan Cut.
Community Center and Don Pedro Dock – Thankfully, the community center had no damage from the
storm. The Don Pedro Dock did sustain minor damage and we are pursuing an estimate to have that
repaired. Until that happens, please use caution if you should venture over there. Some of your
neighbors have already been to the path and cleaned that up—thank you!
Did you know that a privilege of being a CHPOA member is that you can reserve the community center
for private and public events? All you must do is complete the reservation form at capehaze.org.
Website/Communications – We continue to maintain and update the website with events and activities,
as well as CHPOA organizational data. Prior to Hurricane Milton, a post was created so that information
could be shared by the community during and after the storm. The total number of posts and responses
related to the storm were over 125! In the upcoming months, we hope to have a new email process in
place.
NOTICE: CHPOA is looking for someone that would be willing to help maintain the website. Ideally, some
knowledge of WordPress would be great, but not necessary. Training is available for a willing heart!
Membership Meeting – Our first membership meeting of the new season will be Saturday, November
16th, at 10:00am in the Community Center. The agenda and prior membership meeting minutes are
available on the website.
Cape Haze Social – In September of this year, the former Cape Haze Women’s Club became Cape Haze
Social, a committee under CHPOA. The idea behind the change was to make it clear that all members of
CHPOA are encouraged to not only attend social events and activities, but hopefully, to also organize and
facilitate events. We will be discussing this issue more at the next membership meeting.
Board of Directors – As you may know, we have nine members on the CHPOA Board of Directors. The
terms of each member are staggered so that each year there are three members either staying on for a
second term or stepping down. This year, Rob Matthews (President) and Paul Patounis (Vice President)
will be stepping down from the board. If you are interested in being a board member, please let
someone from the board know you are interested. Being a board member is a great way to serve our
unique community.
